Buildings that hold the light and keep their ground.

Two Dot Studio is an architecture and interior design practice in Mangalore, Karnataka, designing homes, villas, cultural buildings and quiet civic places. We work slowly with honest materials, so the buildings age well.

The studioPartner-led practice§ 01

Small by choice. Every project is led by a partner from first sketch to handover. We start with the site: where the light falls, how the ground moves, what the neighbours are made of.

Our buildings are shaped by those conditions before they are shaped by style. We prefer a few materials used well: lime plaster, teak, exposed concrete, handmade brick and local stone. We detail them so they weather with dignity rather than fight the years.

Clients in Mangalore and across coastal Karnataka come to us for private houses, villas, interiors, libraries, retreats and small cultural buildings, and for careful work on heritage buildings. We take on a limited number of commissions each year so that each one gets our full attention.

PracticeWhat we draw§ 03

Four disciplines, one studio table.

Architecture, interiors, heritage and landscape are drawn by the same hands, so the building, its rooms and its garden read as one piece.

  1. 01

    ArchitectureNew buildings

Houses, libraries, retreats and galleries, designed from site analysis through to construction drawings and site visits.

  2. 02

    InteriorsRooms & joinery

Interiors drawn alongside the architecture, with bespoke joinery, lighting and furniture made by craftspeople we know well.

  3. 03

    HeritageHeritage buildings

Repair, adaptation and sensitive extension of historic buildings, with conservation reports and heritage committee approvals.

  4. 04

    LandscapeGardens & settings

Approach, planting and hard landscape treated as part of the building, so the edges between inside and out stay soft.

How we workBrief to handover§ 04

A clear path from the first conversation to the day you move in.

  1. i.Concept

    Brief & site

We walk the site with you, study its light and constraints, and agree a brief, a budget and a programme.

  2. ii.Design & approvals

    Concept & design

Sketches, models and material samples develop into a scheme you can walk through, ready for municipal approvals.

  3. iii.Tender & working drawings

    Technical design

Every junction is drawn and specified, and we help you choose a contractor through competitive tender.

  4. iv.Site & handover

    On site & handover

We inspect the work weekly, administer the contract and stay with the building through its first year.
